Not every property belongs on a listing portal. With premium houses, villas and residences, the owner's privacy is often the most valuable asset, and a public listing cannot protect it. A discreet, off-market sale is the answer: the property is sold without public advertising, in a targeted and controlled way.
What an off-market sale is
In an off-market sale the property never appears on portals or the agency website. Instead, the broker prepares a complete presentation shared exclusively with vetted buyers from their database and partner network. The public, the neighbours and competitors never learn of the sale; only the intended audience sees the offer.
When it makes sense
Typically when the owner is a public figure, when the seller is a company and news of the sale could affect business relationships, or when the property is so exceptional that public advertising and a long stay on a portal would harm its perceived value. It is also the right choice when an owner is merely considering a sale and wants to test genuine interest without commitment.
How it works
It starts with thorough preparation: a valuation based on comparable transactions, professional photography, documentation and a strategy for who should see the offer. We then approach specific buyers: clients from our database and purchasers from the Forbes Global Properties network. Viewings are individual and sensitive information is shared only after a confidentiality agreement. The owner stays in control at every step: they know who has seen the offer and decide who to negotiate with.
The advantages, and what to keep in mind
A discreet sale protects privacy, avoids the price pressure of a long public listing and usually leads to calmer negotiations with serious buyers. It does, however, require a broker with a genuine buyer database, and patience: reaching the right people takes longer than publishing a listing.
